Tips On Paying And Reducing Monthly Mortgage Payment

The monthly mortgage payment is one of the most expensive debts most of us pay each month. Unfortunately, the recent housing and economic crisis has left many homeowners struggling to keep up with their mortgage payments. If you are on a tight budget, there a number of ways you can reduce your monthly mortgage payments and alleviate the overwhelming financial stress. Below are a number of tips on paying and reducing monthly mortgage payments.

1. To counter the effects of the housing crisis and prevent foreclosures, the Federal Government and mortgage lenders have come up with mortgage programs that allow homeowners to take advantage of reduced mortgage interest rates. If you are having troubles paying your mortgage, this is a good time to approach your lender about refinancing your mortgage for a better rate. By refinancing, you will have a lower monthly mortgage payment.

If possible, try to get a long term fixed mortgage such as a 30 year mortgage because a fixed rate will not fluctuate if the markets start to decline. As well, if you are shopping your mortgage around for a good refinancing deal, check to see if a real estate agent or lender will waive such fees as the application fee. Getting a low interest rate and avoiding extra fees are key factors to getting a good mortgage refinancing deal.

2. A helpful tip on paying your mortgage payment is to pay a significant amount on the principle of the balance owing. If you pay a large amount on the principle, you may be able to get rid of the mortgage insurance payment which will decrease the amount you pay each month.

3. The longer you have a mortgage, such as a 30 year fixed rate mortgage, the less you will have to pay monthly. If you are applying for a mortgage or refinancing, try to get a long term mortgage. As well, if you can afford it, put a large chunk of money down on the mortgage as it will lower your monthly payments.

4. Often people find them in situation where they cannot make their mortgage payments because they have too much debt. For instance, credit card bills, student loans, medical bills, and the bills racked after purchasing homes for sale and etc, can be financially overwhelming. One solution is to get a debt consolidation mortgage loan. When you consolidate all of your debts into one loan, you will only have one monthly payment and one interest rate. You could end up saving thousands of dollars.

5. Always pay your mortgage on time so that you can maintain a clean credit report. Remember, a clean credit report is valued by lenders and will stay with you through life. It will also help you get a better refinance deal. If you have outstanding debts on your credit report, try to pay them off. Consider debt consolidation as a way to clean up your credit rating.

If you find your self in a situation where you are having problems paying your monthly mortgage, there are many steps you can take to avoid foreclosure. By doing so, you will be able to get some much needed financial relief.

Vinyl Replacement Windows Or Wood Replacement Windows, Which One Is Better?

At some point in life, most homeowners will have to replace a window or two, often due to having a window break, wanting to upgrade home features, or the windows have become worn and unattractive over time. When choosing replacement windows manufacturer, the two most popular types of windows are wood and vinyl windows. This can often be a confusing choice, especially if you do not know if one type is superior to the other. If you are considering replacing one or a few windows, the key to selecting the best type of window is to find out which type is better for your particular home needs.

Wood replacement windows are often chosen if one has a relatively old or historic home. These vinyl windows tend to go better with the historic decor. People who choose wood replacement windows find natural clear coated attractive. As well, wood is a natural insulator so it helps keep the heat in and the cold out. Most wood windows are installed from within the home so the molding around the windows will have to be removed and replaced. When considering wood, it is important to consider the time and money that you will need to maintain it over time. Wood can be affected when exposed to environmental elements and it can fade, rot, and crack. Over time, the wood will need minor repair and paint touch ups so as to prevent early window replacement.

Vinyl is much more durable and longer lasting with a normal wood frame warranty being about ten years. However, there are wood windows that are vinyl clad on the outside to ward off harsh environmental elements. Wood frames can be made of pine, Douglas fir, cedar, oak, and spruce. Some types of wood can warp more easily than others so it is important to know what type you want if you select a wood replacement window.

When it comes to price, wood replacement windows are more expensive than vinyl windows. Vinyl is the cheapest type of replacement window. The seal around vinyl windows tends to be better than wood because vinyl windows can be constructed to have an interlocking system designed for optimal energy saving. Vinyl is an excellent insulator and is very resistant to moisture and harsh environmental elements. Vinyl replacement windows are long lasting and do not require a sealant or paint as it does not crack, chip, or break. Many companies offer a lifetime warranty for vinyl windows. This type of window is easy to install and comes in a variety of colors and shapes. There are even vinyl windows that have a wood grain to make them look like wood.

When selecting replacement windows, you want a widow that enhances the decor of the home as well as provide comfort and protection. The decision to choose either wood or vinyl windows all depend on the type of home you have, your budget, and your personal preferences. The Splendid Cards That You Can’t Mix Up

Here is a simple to learn magic trick that is considered a self working trick. This means that you don’t need to learn any sleight of hand or special gimmicks to get this trick to work. This is a great trick to use with kids, or adults or anyone that likes to see some goofy magic.

Here’s how the deception appears to your stunned observers. You have all the cards of the equivalent suit taken out of the deck. So you’ve got all the hearts, or clubs, or whatever. Have them prearranged in order, starting from the ace, and ending with the king. If you are doing this with children, you can even have them set the deck up for them.

Once you’ve got it set up, then you go through the deck once, showing them all that they are really in order, beginning from the ace, and ending at the king. If you like you can provide them the short stack and have them verify for themselves to make sure there is nothing funny going on.

Then clarify the trick to them. You have the stack face down. If they say “deal,” then you take one card off the top, and place it face down on the table, in a new stack. If they say “double deal” then you take two cards off the top, reverse the order and then place them face down in the same stack. Do this until you’ve gone through all the cards. Tell them that they have to remember the new order that the cards are in. While they are busily trying to re compute the order, you pick up the new stack, and begin to turn each card over one by one. They will be staggered to see that the cards are still in the same order, beginning from the ace, up to the king.

Most often, they will ask you to do it again, and again. And the cool part is, since this is a self working trick, they can do it themselves and it will still work. The reason it works should be clear once you do this a few times. If you take only one card off the top, and place it in the new stack, (deal), or take two cards, and reverse the order, placing them in the new stack (double deal) they still end up in the same order, no matter if you deal or double deal them. To perceive how this works, do the trick with all the cards facing up, and you’ll see how it works out.

This is staggering for kids of all ages, and several of them will never guess how it works even after they do the trick themselves. Of course, you’ll intermittently run into a young theorist or natural mathematician who’ll see right through this trick and comprehend how it’s down. Nevertheless, this trick is brilliant for everlasting amounts of entertainment, even with adults. Have fun with this easy trick.

Choosing The Best Method Of Cleaning Carpets And Upholstery

March 10, 2010 by Steve Adams

There are various ways to approach carpet and upholstery cleaning. The kind of material as well as the reason you are cleaning it will determine which specific method you will use Regardless of whether you are planning on using a professional carpet cleaning service or you feel energetic enough to do it yourself, here are some of the basics on cleaning upholstery, rugs and carpets

Methods of cleaning carpets

In a nutshell there are five general methods of cleaning: hot water extraction (steam cleaning), shampooing, quick dry (bonnet), dry foam and dry absorbent compound cleaning.

Steam cleaning (a.k.a hot water extraction) is probably the most popular of all the different methods but not always the best since the drying time, depending on the material, can be as long as 12 hours. A high-powered pump sprays a cleaning fluid into the carpet which is then sucked out immediately by a strong vacuum.

You can get various different types of shampoo cleaning machines. Many look like an upright vacuum cleaner except that they have two nylon bristle brushes as attachments underneath and a tank which contains the cleaning fluid. The process is similar to that of somebody sitting on their knees with a brush as the carpet is scrubbed with the nylon brushes which loosens the dirt which is then vacuumed when the carpet is dry which, the same as the hot water extraction or steam method, is about 12 hours.

The quick dry or bonnet method might seem to be the same as shampooing the carpet, in fact the machinery is very similar. Instead of the two or three nylon brushes, the machine has a couple of highly absorbent buffing pads. A special quick dry cleaning solution is firstly distributed over the carpet and the machine then buffs the carpet clean by absorbing the solution as well as the dirt. It only takes about an hour to dry so this method is a must for high traffic areas.

If you are looking for a method that is between steam cleaning and shampooing then dry foam cleaning is the answer. Foam is distributed over the carpet using a machine which has rolling brushes after which the carpet is sucked clean using the standard carpet vacuum cleaner. It only takes an hour or two to dry.

A powder called dry absorbent compound containing detergents and solvents which are lightly spread over the carpet. Either the professional or you use a machine which brushes the mixture into the carpet fibers after which you leave the carpet for a short time while the powder encapsulated the dirt. Once a bit of time has passed, a vacuum cleaner is used so suck up the dirt as well as the remaining compound. This method eliminates the chance of your carpets going moldy since no water is ever applied.

How to clean upholstery

The upholstery fabric is what normally determines what kind of cleaning method will be used. Velvets and silks, for example, can only be dry cleaned and, unless you really know what you are doing, is best left to an upholstery cleaning professional. Other more durable fabrics can be steam cleaned similar to carpets as they do not suffer any side effects from getting wet. The hot extraction method (steam cleaning) is identical to that which is used for carpets except that the nozzle is a small, hand held version. Hand shampooing can also be used but instead of using a machine the cleaning fluid is agitated into a foam and this foam is then applied to the fabric using a sponge.

Recognising Upholstery

Many people are unaware of the best method to choose when cleaning furniture. In many cases you should find a label (possibly on the underside of one of the cushions) which will state the manufactures instructions, suggestions and warning. The most important thing to look out for is the code, either right at the top or right at the bottom of the label with either a ‘S’, ‘W’ or ‘SW’. ‘S’ indicates that the fabric should be dry cleaned while wet cleaning is indicated with the ‘W’. Materials which can be both wet and dry cleaned are indicated by the ‘SW

Tips For Family Portraits Photography

March 3, 2010 by Chris Martin

There are many reasons why you should know how to take group pictures or family portraits. Often times, people want their picture taken on the fly and it\’s not feasible to have a professional photographer take them.

Every family deserves to have at least some good family portrait together but it\’s nice to have additional portraits as the family grows and ages. The best way to learn to take portraits is to practice on your own family or friends! And don\’t forget to get in the picture too, if you\’re taking your own family portrait! So be sure to use a camera with a remote shutter button release and a timer.

If you\’re just Starting to learn photography, then taking portraits will also help refine your other photographic skills.

Without further ado, here are some basic tips to help you get started taking memorable family portraits, whether formal or informal.

1) Avoid the \”Police Line Up\” Portrait – Instead of having everyone stand shoulder to shoulder, try a more varied arrangement that makes it easier to have everyone fit nicely into the portrait.

Staggering the subjects in the photo is one technique that works well for family pictures. For instance, you may want to stagger family members on the front steps of a porch or around a group of boulders so some family members are standing and others sitting. If in a park, two siblings might sit on a low hanging branch of a tree or all could sit on the lawn clustered together. Show family closeness by spacing members close together.

2) Show Relationships – You can do this with ease in the family portrait poses. For example, Grandma and Grandpa might stand next by each other, a toddler in their parent\’s arms, or siblings with their arms slung around each other.

3) Try Including the Family Pets – if they will hold still long enough. Even if the pet is stilling still, you probably should increase the Shutter Speed Priority to 1/250 to avoid blur from small movements like a wagging tail. It\’s always easier to take an individual portrait of someone with their pet (or their pet separately) but if the family has a calm pet, try to take some pictures with and without the family pet.

4) Get Creative with Props – depending on the type of portrait you want. Does the family play community baseball? Each family member could hold a ball, bat or mitt. This is very popular for individual portraiture that works well for family portraits too.

5) Get Everyone Smiling – Instead of just having them say \”cheese,\” put them at ease by talking to them so they\’ll become more relaxed and cool. When you\’ve got everyone posed and smiling, ask the family to hold them until you give them the signal that you got the shot.

Always try to make it fun and take lots of pictures so the family can choose the pictures they like the best. You\’re sure to get some keepers where the family will feel proud to frame them for all to see.
